CBC Advisors in DFW Broker the Sale
ARLINGTON, TX (December 18, 2017) — Opening up a new market, SkyWalker Property Partners LP has purchased a net-leased 36,879-sf call center in Wichita Falls, about 100 miles northwest of Fort Worth.
The 3.9-acre property at 2236 Airport Dr. was built in 1992 for a now-defunct grocery store chain and converted to a call center in the mid-2000s. The current tenant is Kansas City, Mo.-based USA 800, one of the Top 50 of inbound call center providers in the U.S.
The buyer of record, Wichita Calls, was represented by Gary Walker of Coldwell Banker Commercial Advisors DFW, who also is the managing partner of SkyWalker’s investment funds. The seller is Sandalwood Pacific LP of Hawaii, which had the property listed with Logan Reichle in CBRE’s Austin office.
The property is USA 800’s only call center outside the Midwest. The lease economics were assisted by an incentivized package from the Wichita Falls Economic Development Corp. The agreement, inked two years ago, includes discounted rent until November 2018 and $4,000 for each newly created position.
“This is a net-lease deal in a tertiary market for the buyer, but we feel the yields we can achieve in Wichita Falls are better than what we can get in the primary market,” says Clint Holland, director of acquisitions and asset management for Arlington, Texas-based SkyWalker Property Partners.
The USA 800 call center is located off Interstate 44 near the junction of Northwest Freeway 287 and Spur 325, close to the Texas-Oklahoma border and less than three miles from the city’s largest employer, Sheppard Air Force Base. Home to the Euro-NATO Joint jet pilot training program, the base has a workforce of more than 9,000, including support personnel from Boeing and Lear Seigler Services Inc. USA 800’s other call centers are located in Kansas City, St. Joseph and Tiffany Springs, Mo., and Lawrence, Kansas.
